Double celebration for Grazebrook Park

New design and build opportunities at one of Dudley’s best established industrial parks have been announced as owner The Hulbert Group celebrates 70 years in business.

Up to 83,000 sq ft (7,700 sq m) is being brought forward at Grazebrook Park off Peartree Lane for new industrial/warehousing development in units ranging from 15,000 sq ft to 50,000 sq ft.

Additionally, a clutch of newly refurbished units are also available to let at the Park, which is managed by Hulbert Properties – a division of the group.

Ranging from 2,686 sq ft to 13,562 sq ft, the high quality units have recently benefitted from re-sheeting and modern roofs, and units can be sub-divided.

The 21-acre industrial estate has recently enjoyed a significant refurbishment with enhanced security measures – single access gated security system with rising barrier and remote CCTV monitoring - and extensive re-branding with bold signage.

Grazebrook Park, which is prominently located just off the Dudley Southern bypass between Dudley and Brierley Hill town centres, is home to a varied range of international companies including Mitek Industries, Meridian Metals, Alloy Heat Treatment and Chemipetro – the latter two have recently renewed leases.  It is also the base of Ian Pearson, MP for Dudley South.

The Hulbert Group began as a one-man band in 1939 when enterprising Bert Hulbert used the land adjacent to Grazebrook Park as a salvage metal yard from which to distribute scrap to foundries throughout the Black Country. The metal would later end up in munitions factories up and down the UK to help with the war effort.

When it became available, the company purchased and developed the Grazebrook site – itself the former home to a foundry, merging it with the existing land.

Hulbert Properties’ director Lawrence Willetts added: “Grazebrook Park has long been at the fore of Dudley’s industry.  Being less than five miles from the M5, occupiers like the fact it is managed by an on-site landlord and it has one of the lowest service charges in the area.”

Unusually, the majority of units offer valuable craneage facilities.
