Family run estate Grazebrook Park is making progress
Two generations on, grandson David Knowles, alongside his father Graham, has become a Director of Hulbert Properties Ltd. David worked for several years with the maintenance team for the park but has now has decided to take a more active role with the management of Grazebrook Park. David speaks of his first few months in the office, “When I started in January 2010 the effects of the recession were very evident through a surprisingly high number of vacant units. We have all worked hard to promote the park and attract new tenants through offering incentives. Thankfully we are now edging back up to full occupancy – although a few prime units are still available”.
New tenants
Alwin Ltd has become the latest new company to move onto the well-established Grazebrook Park industrial estate, known for its high quality units and the lowest service charge in the West Midlands. Local waste management company Alwin Ltd, has taken 25,615 sq ft of high quality industrial space at the estate’s largest industrial unit in Dudley. The company has signed a 5 year lease on Block K, a refurbished unit situated in a surprisingly picturesque location alongside the Dudley canal with view up to Netherton castle. With their main operation based at an industrial unit in Cradley Heath, this new unit for Alwin Ltd will enable them to move forward with their expansion programme with regards to the storage and distribution side of the business that has become very successful as an add on service to the very successful Waste management Company which is currently run from their two other sites in the area. Benefitting from lofty crane bays, a large yard space, and excellent site security, the modern refurbished industrial unit will provide Alwin Ltd with greater space and a desirable working environment.

Looking to the future
The 21-acre industrial park has recently enjoyed a significant refurbishment with enhanced security measures – single access gated security system with rising barrier and remote CCTV monitoring - and extensive re-branding with bold signage. Significantly, the park has recently announced a rare design and build opportunity with up to 83,000 sq ft (7,700 sq m) for new industrial/warehousing units ranging from 15,000 sq ft to 50,000 sq ft.
